Here’s what you need to know.

Selling a home is no easy task. There are the actual tasks of getting it ready, listing, marketing, negotiating and so much more. And then there’s the emotional aspect - parting with the home you’ve made memories in.

At Living True we are full-service Realtors providing a vast array of support in selling your property - not just merely listing your home on the MLS. We pride ourselves on making the process of selling real estate as smooth as possible by educating on the ins and outs, listening, constantly communicating, advising and caring. Because we are not only Realtors who know how to sell houses, we are your friends too.

Here’s how the home-selling process might look:

  • This initial meeting is so we can get to know each other, preview your home and discuss your selling goals and timeline. Part of this discussion will include comparable data so we can determine the best listing price for your home.

  • Selling your home quickly is a matter of competitive pricing, showing your home’s best qualities and a specific marketing strategy. A good agent will be able to provide all of these services and make them unique to you and your property.

  • New buyers will be looking for a fresh face, so we will customize a list of repairs/updates for your home. Often the biggest help in selling your home is conducting a deep cleaning, de-cluttering and refreshing its appearance by providing a fresh coat of paint.

  • Once we’re listing-ready, we’ll bring in a professional photographer. A photographer can frame your home in its best light, allowing us to use those photos to tell a story about your home and get it sold.

  • Once it’s ready to go, we’ll list your home on the MLS and put a sign in your yard. But don’t let that fool you. We will have been doing much marketing already - engaging with our networks, on and offline - these relationships are what brings you buyers.

  • Make a plan to be out of your home during showings and open houses. Showings will never happen in your home without a licensed Realtor present.

  • In any market, there is always room for negotiation in order to reach your goals. We will always listen to you, walk you through all details of any offer and work to preserve the value of your home.

  • Once a seller and buyer have reached an agreement, we enter a period called escrow. During this time, there are often contingencies to be fulfilled as buyer and seller await the closing and move-out date. As full-service agents, we take great care in communicating and navigating through this period.

  • Buyer contingencies usually include property inspections and appraisal by the buyer’s lender. We are always responsive and creative in solving any problems that may arise during this time, and remain diligent in representing your best interests.

  • Prepare yourself to read and sign a large stack of documents with fine print. Once everything is signed and verified by all parties, the property has officially been sold!
