Four Ways to Make Your Home Sale a Smooth Transaction

When selling your house, you want smooth sailing. You want the experience to be as non-disruptive as possible, while also having plenty of qualified buyers interested in your listing. Basically, the ideal scenario is that your home sale transaction is completed without a hitch.

In reality, though, this is rarely the case. However, with the right agent by your side to counsel and guide you, there can be as few hitches as possible and much smoother sailing than selling on your own.

But how can you, the home seller, help ensure a smooth transaction? Here are four ways you can help your home sale go a smooth as possible:

  1. Think of your home as a product.

    Potential buyers are more likely to become interested in a product that looks clean, uncluttered and well maintained. First impressions matter, so make sure the exterior and curb appeal are fresh and appealing (shrubs and flowers go a long way!). Your front entrance should also be inviting and remember buyers will open doors, so make your closets half-empty and organized.

  2. Price it right.

    If it’s listed too high, potential buyers won’t come. If it’s listed too low, you may leave money on the table (potentially thousands). Setting the price will be one of the most important decisions you’ll need to make with your agent when selling your home. Remember the goal here is to attract the most number of qualified buyers to your home in the shortest period of time - the main driver for success in this is price.

  3. Don’t be there during showings.

    It can be worrisome to let strangers walk through your house while you’re not home. But don’t fear! When you list your home with an agent, all showings for potential buyers are scheduled and conducted with a licensed agent. Most buyers do not feel comfortable when the homeowner is there for showings, and may leave before they have had a chance to become interested.

  4. Be flexible.

    Selling a home is naturally disruptive. But having some flexibility when it comes to showing appointments, negotiations, home inspections, closing dates, etc. can be especially helpful. It’s okay to be firm on some things, just not everything.
